Enrolement is 80% of 5000 = 4000 students
Per capita floor space requiremnt = 5 sq m

Plot Area = Built up / FAR = 20,000/0.5 = 40,000 sq m = 4 hectares
Ground Coverage = 40% of 4 hecatres = 1.6 hecatres
